Planned Maintenance Service

HVACR maintenance agreements should be one of a facilities mangers most productive assets. The benefits derived from these maintenance agreements cannot be overstated. The benefits derived are, longer equipment life, utility efficiency, maximum use of equipment due to limited breakdowns, maximum comfort, assured indoor air quality, declining HVACR maintenance cost etc.

Maintenance Agreements are the core of Energy Management Specialists, Inc., (EMS) business. The company is committed that all of its customers will have one, of many maintenance agreements it provides, in place before any services are performed on a customer’s piece of equipment.

Experience tells us that different customers, different building and different equipment does not allow for one size to fit all, so, EMS will design each PM agreement to fit the needs and wants of the customer.

There are 5 basic types of agreements that the company uses to formulate each customers agreement, they are as follows;

Full Parts & Labor. EMS assumes the responsibility for every thing such as labor and materials for all replacement parts, washing of evaporator and condenser coils, removal and cleaning of all burners, lubrication, operational checks of operating and safety controls, indoor air quality samples, complete with tasking lists.

"A" Plan. EMS provides the labor to wash evaporator and condenser coils, removal and cleaning of all burners, lubrication, operational checks of operating and safety controls, indoor air quality samples, complete with tasking list and parts and labor discounts.

"A" Plus Plan. Same as the "A" Plan except that all materials used, such as air filters, lubricants, air sample cartridges, belts, kits, cleaners, etc., are covered under the agreement.

"B" Plan. EMS provides the labor for all lubrication, operational checks of operating and safety controls, complete with tasking list and parts and labor discounts.

Letter of Intent. EMS provides a letter of intent for the customer to use EMS as it’s exclusive HVACR service agency for discounted labor and parts prices, EMS provides maintenance service on a time and material basis.

EMS is extremely satisfied when reviewing customer’s maintenance cost, the longer the maintenance agreement is in place the lower the cost of maintenance!
